These Terms of Use govern your access to and use of Thumb Coast Vacation Rentals, a regional vacation-rental discovery and referral platform operated by Continue Marketing LLC, a Michigan limited liability company.

In these Terms, “Continue Marketing LLC,” “we,” “us,” and “our” mean Continue Marketing LLC, the company that owns and operates the website at thumbcoastrentals.com and the related services. “Thumb Coast Vacation Rentals” is the public brand under which Continue Marketing LLC operates that platform. “You” means the traveler, property owner, authorized manager, or other visitor using the platform.

What this platform is

Thumb Coast Vacation Rentals is a directory. We publish factual information about vacation rentals along Michigan's Thumb Coast and refer you onward to each property's authorized owner, manager, or booking provider. Reservations, payments, cancellations, availability, pricing, house rules, and all other booking terms are handled by that authorized party, not by us. Continue Marketing LLC is not a party to any rental agreement.

Continue Marketing LLC does not own, operate, manage, inspect, license, endorse, or guarantee any vacation-rental property listed on the platform, except where a property is expressly disclosed as a Platform Founding Property, which is a separate ownership interest disclosed on the listing itself and on our About page.

Website ownership and operation

The website, its software, its arrangement of content, and its underlying data are owned or licensed by Continue Marketing LLC. We may change, suspend, or discontinue any part of the platform at any time.

User submissions

When you send an inquiry, submit a correction, request removal, subscribe by email, or otherwise send information to us, you confirm the information is accurate and that you have the right to send it. You grant Continue Marketing LLC permission to use that submission to operate the platform, including routing an inquiry to the relevant owner or manager.

Property-owner accounts

Owner and manager accounts are agreements between you and Continue Marketing LLC. By claiming or submitting a listing you confirm that you are the owner or an authorized manager of the property, that the facts you supply are accurate, and that you hold the rights to all photos and content you upload. You are responsible for keeping your account credentials secure and your listing information current.

Listing plans and payments

Paid listing plans are sold by Continue Marketing LLC, operating Thumb Coast Vacation Rentals. Continue Marketing LLC is the contracting party, the merchant of record, and the issuer of any invoice or receipt for platform plans. Card payments are processed by our payment provider; we do not receive or store full payment-card numbers. Paid status changes visibility and labeling only. It never changes the facts we publish about a property, and it never obligates us to publish information we cannot support.

Content permissions and licenses

By uploading photos, descriptions, or other content, you grant Continue Marketing LLC a non-exclusive, worldwide, royalty-free license to host, store, resize, display, and distribute that content in connection with operating and promoting the platform and your listing. You may withdraw content by removing your listing, subject to reasonable time for caches and archives to clear.

Intellectual property

The Thumb Coast Vacation Rentals name, logo, wordmark, and site design are the property of Continue Marketing LLC. You may not copy, scrape, or reuse the platform's content or branding without our written permission.

Disclaimers

The platform and all listing information are provided “as is” and may be incomplete, outdated, or inaccurate. Continue Marketing LLC makes no warranty about any property, owner, manager, or booking provider, or about the condition, safety, legality, availability, or pricing of any rental. Verify details directly with the authorized booking source before you book or travel.

Limitation of liability

To the fullest extent permitted by law, Continue Marketing LLC is not liable for indirect, incidental, special, consequential, or punitive damages, or for any loss arising from a reservation, stay, cancellation, refund, or dispute involving a property or its booking provider. Our total liability relating to the platform will not exceed the amount you paid Continue Marketing LLC in the twelve months before the claim, or one hundred dollars if you paid nothing.

Indemnification

You agree to indemnify and hold harmless Continue Marketing LLC and its members, officers, and contractors from claims, damages, and costs arising out of your use of the platform, your submissions, your listing, or your violation of these Terms or applicable law.

Enforcement

Continue Marketing LLC may edit, unpublish, suspend, or remove any listing, account, or submission that is inaccurate, unauthorized, unlawful, or the subject of an unresolved dispute, and may restrict access to the platform.

Governing law

These Terms are governed by the laws of the State of Michigan, without regard to its conflict-of-laws rules. The state and federal courts serving St. Clair County, Michigan have exclusive jurisdiction over any dispute with Continue Marketing LLC.

Changes to these Terms

Continue Marketing LLC may update these Terms. Continued use of the platform after an update means you accept the revised Terms.
